Worcester’s Greendale Mall won’t wind up as Central Massachusetts’ latest mixed-use destination, after all: Owner Finard Properties is proposing to replace it with a distribution facility, instead.

Finard filed an application last week to demolish the mall and build a 121,212-square-foot, single-story distribution facility on the site at 7-12 Neponset St.

The application, which Worcester officials will take up Dec. 9, doesn’t name a tenant, but it includes strong indications Amazon is the intended end-user. The tenant, the application’s project impact statement says, has plans to buy 10,000 electric delivery vans by 2022 and 100,000 by 2030 – figures that match the company’s recently-announced initiative that aims to make the company carbon-neutral by 2040. A conduit that will enable van parking spaces to be upgraded with electric vehicle charging equipment in the future is being built into the design. Plans filed with the application show 10 loading docks.

Amazon’s nearest warehouse will open in Northborough later this year.

Finard bought the Greendale Mall property in late 2019 for $7.1 million; at the time it said it was exploring a “mixed-use” redevelopment for the site. Current tenants include TJ Maxx and Home Goods stores, but the property has largely seen a significant decline in leasing in recent years. Finard’s new plans, if approved, will leave the Worcester area with only one remaining enclosed mall, in Auburn.

Despite the delivery of around 1.1 million square feet of new warehouse/distribution space in Greater Boston in the third quarter, the subsector’s vacancy rates stands at only 5.7 percent according to Newmark Knight Frank research, thanks to demand for a wide range of companies.
