Two developers are seeking to build multifamily housing on commercial properties near MBTA stations in Medford.
Criterion Development Partners is seeking to rezone the 4.5-acre property at 99 Revere Beach Parkway, located next to the MBTA’s Wellington station, for multifamily development.
And a Woburn real estate company proposes redeveloping a light industrial property across from the Ball Square station on the Green Line Extension for a 65-unit multifamily project.
CPC Land Acquisition Company LLC, an affiliate of Dallas-based Criterion Development Partners, submitted a rezoning petition for the Wellington property, which includes a 13,495-square-foot office building that once housed the Kiss 108 radio station studios.
The development will include a community path on the Malden River, which runs along the eastern side of the property, and potentially other public amenities such as a pavilion and community room, according to a letter submitted to the Medford City Council by attorney Valerie Moore of Nutter McClennen & Fish. The submission does not include details on the size of the project.
Property records identify the owner as Pyramid Communications of Boston, which paid $500,000 for the property in 1994, and was later acquired by Clear Channel Communications.
The parcel is located next to the MBTA’s Wellington station, where the city of Medford recently received conceptual proposals for air rights developments ranging up to 1,450 housing units.
Criterion proposes changing the zoning from industrial to mixed-use. The Medford City Council will hold a public hearing on the rezoning petition at 7 p.m. Tuesday.
Steps from the seven-month-old Ball Square station on the Green Line Extension, a Woburn development firm is seeking to build 65 housing units and a 4,000-square-foot commercial building.
The 96-104 Winchester St. site currently includes several light industrial buildings, most of which would be demolished. A 2-story, 4,000-square-foot building at 104 Winchester St. will be renovated for “neighborhood-friendly commercial uses” such as daycare, offices or a gym.
Designed by Peter Quinn Architects of Somerville, the project would include two buildings containing 49 one-bedroom units, 19 two-bedroom units and 51 parking spaces in a below-grade garage.
The applicant, 96-102 Winchester St. LLC, lists Stephen Nardone of Woburn-based Nardone Electric Corp. as manager.
