Emerson Hospital has leased 12,000 square feet at a former Groton grocery store being repositioned as medical offices.
Emerson will relocate its regional full-service facilities to 240 Main St., where owner KIlbourne Place LLC is repositioning the former Donelan’s Market into medical space.
The 13,500-square-foot building is located near Interstate 495. Emerson Hospital’s new facility, which replaces a Boston Road location will include an X-Ray room, blood collection lab, exam rooms, treatment rooms, offices and waiting rooms.
Avison Young Principal Jeffrey Arsenault represented ownership in the negotiations. JLL’s Steve Cook represented Emerson Hospital in the lease negotiations.
Avison Young’s construction management group will complete the construction of the fitout beginning this month.
“The building’s lease with Emerson Hospital signifies the growing trend in the healthcare industry to provide services in a more traditional retail setting,” Arsenault said in a statement.
