A developer has updated plans to build a luxury hotel on Lewis Wharf in Boston’s North End while eliminating plans for up to 40 condos.
JW Capital Partners of Boston proposes a 300-room, 190,000-square-foot luxury hotel at the end of the wharf. The pier also contains a 90-unit condo complex and 41 commercial units in a converted 19th-century shipping warehouse and a 225-space parking lot.
The parking lot will be replaced with an underground garage and a 2.3-acre public park would be built on the site. An 1,800-foot-long extension of the Boston Harborwalk, which ends at either side of the property, would be built along the waterfront. The project also includes a 3,850-square-foot building including classrooms for the Boston Sailing Center and an expanded public marina.
An earlier proposal floated last fall called for a 120-130 room hotel with up to 40 condos and restaurant or retail space. That version, which generated opposition from neighborhood residents, was shelved.
The new plans comply with state Chapter 91 regulations which regulate waterfront development, according to a statement released by the developers. The proposal is subject to additional city and state regulatory reviews that could take up to two years, according to the developer. The property is owned by DeNormandie Cos. of Boston.
