The town of Randolph is seeking proposals for a 7-acre site near its MBTA commuter rail station that could support more than 100 housing units as part of a mixed-use development.
The property on Fencourt Avenue previously housed the town’s senior citizens and veterans’ center in a former school. It’s located in the Union Crossing Transit District, a zoning overlay approved by the town council, which encouraged mixed-use development near the Randolph-Holbrook train station on the Middleborough-Lakeville line.
Zoning allows up to 15 housing units per acre and the minimum bid is $1.5 million. Proposals are due Nov. 15.
The property is located within a federally-designated Opportunity Zone approved in June, which enables investors to defer paying capital gains taxes if they hold a property for 10 years.
“Many people are looking for housing near transportation assets like our commuter rail station to help improve their quality of life. As congestion in Boston increases along with housing costs, properties like this one become very attractive to the investment and development market,” Town Manager David Murphy said in a statement this week.
The Fencourt Avenue property and other sites in the overlay district could support up to $100 million in development, Murphy told The Enterprise of Brockton in a July interview.
