Carr Properties has made its second major investment in downtown Boston commercial real estate this fall with the purchase of the office condominium and 120-space parking garage tower at 200 State St.

The 304,178-square-foot office condo portion of the building overlooking the Rose Fitzgerald Kennedy Greenway is 96 percent leased to 21 tenants including Beacon Health Options, TD Bank, FTI Consulting, Beacon Capital Partners, TIFF Investment Management and Avison Young.

Newmark Knight Frank’s Boston-based capital markets team represented the seller, GLL. The purchase price was $222 million.

Washington, D.C.-based Carr Properties in September entered a partnership with National Real Estate Advisors and HYM Investment Group on One Congress, a 1-million-square-foot office tower planned for the Bulfinch Crossing redevelopment.
