Another multifamily developer is proposing a large industrial-to-multifamily conversion in Everett.

Lennar Multifamily Communities proposes 398 units on a 5.7-acre site at 65 Norman St. The plans call for a six-story building including a pool, fitness center and club room and 547 parking spaces, according to application materials submitted by attorney David O’Neil of Everett-based Silverstein and O’Neil LLP.

The property is part of Everett’s so-called “distillery district,” where warehouses have been converted into space for craft breweries, a trampoline park and rock-climbing gym in recent years. The property, adjacent to Night Shift Brewing, is currently occupied by industrial buildings and stacks of shipping containers.

It was last sold in 2016 to 65 Norman St. LLC of Lynnfield for $100, according to Registry of Deeds records.

An initial public hearing is scheduled for Dec. 9 before the Everett Planning Board.

The Lennar proposal follows Santa Monica, California-based Capital Hall Partners’ proposal for a 591-unit apartment complex at 35-45 Garvey St., a vacant 4.7-acre industrial parcel.

And the Everett redevelopment authority will seek proposals from three developers for a mixed-use project on a 1.1-acre municipal parking lot as the first phase of an urban renewal plan for the downtown area.
