The Davis Cos. has unveiled plans for its anticipated redevelopment of the Skating Club of Boston property, with a twist: The plan also includes redeveloping the neighboring Studio Allston hotel.
The company outlined its proposals in a letter of intent filed with the Boston Planning & Development Agency on Wednesday.
The now-empty Skating Club property at 1240 Soldiers Field Road would be demolished and replaced with a complex containing 535 rental units, 10,500 square feet of ground floor commercial space and a 220-vehicle underground garage.
The Studio Allston site at 1234 Soldiers Field Road would be replaced with a second project featuring 120 condominiums, a 225-key hotel, 4,000 square feet of ground-floor commercial space, and underground garage that could hold 110 cars, or 185 with an automated system
In addition, the site will gain a roadway between the two parcels for drop-offs and deliveries. The project will require both dimensional and zoning relief, as multifamily is not allowed by the the parcels’ zoning.
The Skating Club of Boston sold its home to The Davis Cos. last year for $25 million, and recently completed its new home in Norwood. Studio Allston opened in 2018 in the shell of a tired motel as a unique art-themed boutique hotel, with unique, artist-designed rooms.
Allston has been a hot spot for multifamily development in recent years, but lab developers appear to be poised to dominate the area as lab rents outpace multifamily returns.
