Watermark Development unveiled plans to redevelop the former Doyle’s Cafe property in Jamaica Plain, including a new version of the storied neighborhood hangout, a small grocery and 23 condominiums.

The Boston-based developers have partnered with the owners of Brassica Kitchen and Cafe in Jamaica Plain for a new 4,500-square-foot version of the Doyle’s Cafe with capacity for 100 patrons, and another 80 seats on a 2,000-square-foot roof deck with outdoor heaters to extend the patio season.

“Following the experience of 2020 dining, it has become imperative to include an outdoor dining feature for the community,” the Jamaica Plain-based firm stated in a project filing with the Boston Planning & Development Agency.

Another 5,200 square feet of ground-floor space would be occupied by a neighborhood grocery store.

Watermark proposes a new 4-story residential building containing seven condos, replacing parking at the southern corner of the 25,291-square-foot site. A 4-story addition with 16 condos would be built above the restored Doyle’s Cafe, which would include the original walnut bar.

The plans include three on-site affordable units. Developers said they will offer the restaurant and grocery space at below-market rents, equating to a $2 million subsidy, as a portion of their inclusionary development policy payment and community benefits package.

After 140 years of operation at 3484 Washington St., Doyle’s closed in 2019 and the property was marketed to developers.
