A four-building campus in Wellesley that’s 90 percent leased to office and medical tenants is under new ownership to a joint venture of Lincoln Property Co. and a Chilean investor.

The Newton Wellesley Office Park was developed between 1960 and 1989 and contains 130,000 square feet of leasable space. The new owners paid $36.55 million, according to a Norfolk County deed, for the properties at 40, 60, 62 and 70 Walnut St.

The acquisition gives the new owners the opportunity for a capital improvement program, Lincoln Property Co. said in an announcement.

Because of the property’s location near Newton-Wellesley Hospital and other medical practices, the new owners said they plan to seek more health care tenants including outpatient facilities.

Headquartered in Santiago, Chile, Stars REI owns 1.7 million square feet of commercial real estate in the U.S. and London, including seven properties in Greater Boston.

Newmark Knight Frank’s investment sales team represented seller NWEOP, an affiliate of The Nelson Companies of Waltham, and procured the buyer.
