Invensys Systems Inc. has renewed its 252,000-square-foot lease at 70 Mechanic St. in Foxboro.

Invensys will continue to occupy the entire two-story building, which includes office and flex space. London-based Invensys manufactures monitoring systems used by commercial and industrial companies.

As part of the agreement, New York-based landlord Lexington Realty Trust will pay for a complete renovation of the building. Invensys also plans extensive upgrades to mechanical and electrical systems in the building, which is next to its corporate campus.

Jones Lang LaSalle represented Invensys in its negotiations with the landlord.
