Two life science firms have leased nearly 60,000 square feet at 80 Guest St., a 246,405-square-foot building that includes the Boston Bruins’ Warrior Ice Arena practice facility at Boston Landing in Brighton.

Proteostasis Therapeutics Inc. will relocate April 15 from 200 Technology Square in Cambridge, where its lease expires May 31. The company is developing drugs used to treat cystic fibrosis and related diseases.

Proteostasis Therapeutics will occupy nearly 30,000 square feet at 80 Guest St. for its new headquarters. The 10-year lease has an annual base rent of $1.7 million, increasing 2.75 percent annually, according to an SEC filing, and the company was given a $4.8 million tenant improvement allowance.

Roche Diagnostics Operations Inc. also will occupy nearly 30,000 square feet in the first half of 2018, NB Development announced. The Swiss drug manufacturer this summer announced plans to consolidate several Greater Boston-area facilities, The Boston Globe reported. Roche did not return messages seeking specifics on which locations will be replaced by the new Brighton facility.

NB Development Group LLC, the real estate arm of New Balance, and its broker Transwestern Consulting Group have been marketing Boston Landing as a lower-cost alternative for Cambridge life science companies. The transactions bring the occupancy rate at 80 Guest St. to 40 percent.

NB Development also is marketing 320,000 square feet of build-to-suit office or lab space at 60 Guest St.
