Another suburban tenant is looking for a big chunk of Boston office space, and the latest requirement could fill up the 651,500-square-foot office tower at The Hub on Causeway before construction begins.

Digital marketing company Epsilon is nearing a commitment to lease approximately 180,000 square feet in the 24-story tower next to the TD Garden, according to real estate sources. Epsilon occupies 184,411 square feet at Hobbs Brook Management’s 601 Edgewater Drive in Wakefield, with a lease expiration in December 2020.

Verizon’s digital content subsidiary Oath reportedly has committed to at least 300,000 square feet in the office tower, which will rise above a 180,000-square-foot office podium building that’s predominantly leased by online security firm Rapid7.

Several brokers confirmed that Boston Properties is no longer talking to potential office tenants at The Hub on Causeway, indicating it has commitments for all of the office space in the transit-oriented development at North Station.

The Boston Civic Design Commission last month approved a series of changes to the office tower design. Boston Properties executives said the redesign was prompted by tenant preferences for larger floor plates, which now will span 32,500 square feet on floors eight through 14 and up to 27,500 square feet on floors 15 through 31. The redesign also includes a covered roof deck on the penthouse level, seven 2-story enclosed “porches” with operable windows and two outdoor terraces.

And the Boston Planning and Development Agency is scheduled to vote today on the latest project changes, which include higher floor-to-floor heights and an increase in the tower’s height from 480 to 510 feet.

Epsilon, a division of Plano, Texas-based AllianceData, reported 2017 revenues of $640 million. In addition to the Edgewater Drive location, it has offices in Irving, Texas, Earth City, Missouri, Chicago and India. Epsilon and AllianceData did not respond to requests for comment, and Boston Properties does not comment on leasing.

Construction of a 38-story, 440-unit apartment tower recently started at The Hub on Causeway as part of the 1.9-million-square-foot mixed-use development. Patina Restaurant Group, a division of Hub on Causeway development partner Delaware North Cos., recently leased 40,000 square feet for food venues in the complex being built on the site of the old Boston Garden.
