Boston-based Anchor Line Partners has landed its largest tenant in Kronos Inc. as it modernizes the 1.2 million-square-foot Cross Point building in Lowell for technology companies.
The cloud-based workforce management specialist will relocate and consolidate its headquarters from three buildings occupying 322,000 square feet on Billerica Road in Chelmsford, where it’s been based since 2000. Kronos will occupy nearly 400,000 square feet at Cross Point in a 13-year lease beginning in mid-2017.
Anchor Line and San Francisco-based Farallon Capital Management bought the complex, the former Wang Laboratories headquarters, for $100 million in 2014 and has modernized the complex with a new cafeteria, Tavern In the Square restaurant, fitness areas, game rooms and meeting spaces. The vision was to create a “Google-like campus,” Anchor Line Managing Director Andrew Maher told Banker & Tradesman last year.
Since then, it’s signed leases with Bluetooth audio accessory manufacturer Jabra, which relocated its North American headquarters from Nashua, New Hampshire to 32,000 square feet at Cross Point, and Captivate, which operates video displays in office buildings, which leased 15,000 square feet.
Kronos and Anchor Line will spend $40 million on design and build-out of open-format office space, occupying all 13 floors of one tower.
Kronos has $1 billion in annual revenue and plans to increase its worldwide workforce by 1,000 to 5,700 this year.
