A pair of vacant properties on the western edge of Cambridge’s Kendall Square could be transformed into a 68-key hotel.

The development team, which includes Somerville architect-developer Mark Boyes-Watson, wants to replace a parking lot, vacant single-story retail building and a vacant three-story retail building at the corner of Portland and Hampshire streets with a 6-story structure.

The 5,758-square-foot corner lot at 34-40 Hampshire St. would host a 23,030-square-foot building with eight valet vehicle parking spots (or 16 using car stackers) reached by a car elevator in an indoor loading zone and 16 bicycle parking spots.

The application states the hotel would be an “independent” operation not affiliated with any major hotel chain.

The development team is seeking special permits to allow hotel use – the site is zoned for industrial uses – and relief from parking requirements. The Cambridge Planning Board is scheduled to hear the application on Feb. 11.
