Developers received approval from the Boston Planning & Development Agency for lab projects in the Fenway and Government Center, a mixed-use waterfront project in Dorchester and 295 housing units across the city.

At its monthly meeting, the BDPA board approved HYM Investment Group’s revised plans for the next phase of its Bulfinch Crossing project. The 410,000-square-foot office-lab building would be built on the eastern side of the property in the area of the MBTA’s Haymarket bus terminal. Previously, the parcel was approved for three buildings including office, hotel and retail space.

In the Fenway, developer iQHQ Inc., plans to demolish a vacant commercial building at 109 Brookline Ave. to build a 250,000-square-foot project including 236,000 square feet of lab/office and R&D space designed by Gensler.

A four-building project including 120 housing units will redevelop a former Dorchester marina site. The $90 million Neponset Wharf project, led by developers RISE Together and City Point Capital, also will elevate Ericsson Street to reflect projected elevated sea levels. The project includes office and retail space and a 22,300-square-foot boathouse.

In the Back Bay, a historic building will be updated with new housing and office space. Tavistock Group plans to demolish the Crate & Barrel store in the middle of the 761-793 Boylston St. property build an 8-story structure including nine housing units and office or fitness space. Plans by Elkus Manfredi Architects include preservation of the original facade.

In Hyde Park, a Passive House-certified development will include 63 income-restricted units for residents ages 55 and up. B’nai B’rith Housing New England is redeveloping the retail and automotive repair site with a 4-story, 49,900-square-foot residential building at 1201 River St.

Another transit-oriented development in Hyde Park will create 20 apartments at 34 Oak St., a former funeral home. Developer Diarmaid McGregor plans to construct a 3-story, 18,915 square foot building including four income-restricted units.

Another affordable senior housing project was approved at 25-33 Hamilton St. in Dorchester, where 36 units are being developed by the Vietnamese American Initiative for Development. The project includes nine units designated for formerly homeless individuals, reserved for households earning 30 percent or less of the area median income.

In Jamaica Plain, a transit-oriented apartment project will replace a tow lot at 3409 Washington St. Developer S & H Management  LLC still needs to obtain a series of variances including excessive floor area ratio and building height and insufficient off-street parking.

And more condominiums are planned near Andrew Square in Dorchester, where developers received approval for a 6-story building containing 18 units at 44 Ellery St. While the plan conforms to the BPDA’s Plan: Dot Ave. guidelines, it also will require a series of variances from the zoning board of appeal.
