A Dedham developer that owns three parcels spanning nearly 9 acres along Dorchester’s Morrissey Boulevard is moving ahead with plans for a 250,000-square-foot office-lab building and 175 housing units.

Morrissey CFL Holdings said it’s planning to redevelop 75 Morrissey Boulevard, the 2.2-acre former WLVI-TV headquarters, as the first phase of a larger master-planned development. The other parcels include the Star Market property at 35-45 Morrissey Blvd., and 55 Morrissey Blvd., which is leased to Beasley Media Group.

Developers originally floated plans for a pair of apartment towers totaling 758 units in 2018. They’re now planning a phased development, according to a notification letter submitted to the Boston Planning and Development Agency by Partner David Raftery. 

The property is located along a growing development corridor that includes Nordblom Co.’s 695,000-square-foot conversion of the former Boston Globe headquarters into a mixed-use complex called The Beat, while Accordia Partners and Ares Management are pursuing approval of the 5.9 million-square-foot Dorchester Bay City project at the former Bayside Expo Center and 2 Morrissey Blvd.
