Development of an Archdiocese of Boston-owned property in Brighton would add 70 condominiums and address the neighborhood’s shortage of homeownership opportunities.

Developers Saracen Properties of Waltham and Mainsail Management of Boston seek to build a nearly 75,000-square-foot multifamily complex at 75 Tremont St. next to a 62-unit condo building that they completed in 2017.

The revised proposal reflects “the unique housing dynamics of the Brighton neighborhood, which suffers from a disproportionate amount of rental housing and lack of homeownership options for `empty nesters’ and active seniors,” developers stated in a project notification form to the Boston Planning & Development Agency.

More than three-quarters of Brighton’s housing is renter-occupied and only one-third of Brighton’s 6,618 condos are owner-occupied, according to a 2019 BPDA neighborhood profile.

Designed by architects PCA, the project includes a 4- to 6-story building on the wooded hillside site, located just south of the former St. John’s Seminary. Designed by architects PCA, it includes a 61-space ground-floor garage with a combination of conventional and automated stacking systems.

The proposal calls for 42 one-bedroom units, 25 two-bedroom units and three three-bedroom units, including 10 income-restricted units.

Along with the BPDA’s Article 80 review, the project requires approval of variances for building height, floor area ratio and rear yard setback by the zoning board of appeals.
