The first public record of sales at the new Millennium Place luxury condo development in downtown Boston have emerged, with most hitting their listing price.

The 15 sales recorded so far range from $690,000 for a one-bedroom to $1.46 million for a three-bedroom, with the price per square-foot for the former $807 and the latter $857.

That per square-foot price is lower than some recent sales at competing condo buildings like 45 Province and The W, said Boston real estate agent John Keith, which have run as much as $1,100 per square-foot. But since many of the early sales in a building are on lower floors without views, that’s not necessarily cause for concern.

"I don’t think the developer can complain," with most of the units selling for full list price, he said. It remains to be seen whether Millennium’s location a block back from Boston Common pushes its prices a little lower than in older buildings like the Ritz, Keith suggested. 

As of Oct. 4, Millennium Partners, the building’s developer, said the property was 85 percent sold.
