A real estate portfolio spanning nearly 10 acres in the transforming Quadrangle section of West Cambridge is under new ownership following a $180-million transaction.

Healthpeak Properties of Denver continues to expand its holdings in the Alewife submarket following a series of big-ticket transactions in the growing life science hub.

Known as the Cambridge Highlands campus, the properties include nearly 229,000 square feet of office and R&D buildings serving as Raytheon BBN Technologies’ headquarters. According to a real estate industry source, Raytheon BBN’s lease on the campus runs for another five years.

Newmark’s capital markets team represented the seller and procured the buyer.

The Sept. 9 transaction from seller Clarion Partners includes the following properties: 617, 625 and 645 Concord Ave., 625 Concord Ave., 12, 24, 36, 60 and 62 Moulton St., and 77 Fawcett St.

Life science developers have been focusing on the Alewife and Quadrangle sections of Cambridge in recent years for opportunities to replace aging office and R&D buildings with lab towers.

Healthpeak bought the Alewife Research Center lab complex developed by The Davis Cos. of Boston in 2019 for $332.5 million, and acquired a controlling interest in Cambridge Discovery Park last year for $664 million.

And in a partnership with Boston-based King Street Properties, Healthpeak broke ground last fall on a 160,000-square-foot life science building at 101 Cambridgepark Drive.
