Plans for redevelopment of a downtown Boston commercial site into a 12-story, 52-unit residential building with ground-floor commercial space have been submitted to city regulators.

New Boston Ventures LLC, headed by Dennis Kanin and David Goldman, proposed demolishing a five-story building at 110-112 Broad St. while restoring the Bulfinch Building at 102 Broad St. The new complex would total 83,500 square feet on a one-fifth-acre parcel overlooking the Rose Kennedy Memorial Greenway opposite the Harbor Towers condos. A 35-space underground parking garage is proposed.

The Bulfinch Warehouse building at 102 Broad St. would be restored and used for the lobby and residential space. The commercial building slated for demolition contains The Times Irish Pub and The Littlest Bar, and would be replaced by residential space and 3,500 square feet of ground-floor retail with a potential sidewalk cafe.

Plans are being drawn up by Finegold Alexander + Assoc. architects and Copley Wolff Design Group, both of Boston.
