King Street Properties and Carlyle Group acquired 830 Winter St. in Waltham for $104.2 million, or $572 per foot, in a reflection of investor demand for biotech-leased office properties in core suburban markets.

Massachusetts Biotechnology Council is establishing a new Western Massachusetts office as it seeks to spread the life science industry’s growth more evenly across the Bay State.

MassBio said is establishing a new office at UMass-Amherst’s Institute for Applied Life Sciences. Known as MassBio West, the office will provide the group’s more than 1,100 members with support services in the western part of the state.

In a new partnership, MassBio members will receive a 10 percent discount at more than 30 UMass-Amherst facilities which provide space equipped for life science research and precision manufacturing. Details on the facilities and offerings are available at MassBio.org.

The new office opens at a time when the industry is establishing new clusters because of a shortage of available space and high rents in traditional hubs such as East Cambridge and Route 128.

“It’s no longer necessary to be in the Boston/Cambridge area to take advantage of quality lab facilities and networking opportunities,” Robert K. Coughlin, president and CEO of MassBio, said in a statement. “When looking at our current and future membership needs, it was a no-brainer to partner with UMass Amherst and its top-notch IALS facility to spread these benefits across the state and to all members.”
