A hotel developer has agreed to buy a 1-acre parcel across from Revere Beach for a 150-room Marriott SpringHill Suites hotel.
Montreal-based Lixi Group will develop the hotel in the next phase of the 1.4 million-square-foot Waterfront Square development next to the MBTA’s Wonderland station. The project is expected to begin by year’s end following final local approvals, said Joseph DiGangi, managing director of Boston-based master developer Eurovest Development of Boston.
O’Connell Hospitality Group of Danvers brokered the transaction. Terms were not disclosed. SpringHill Suites caters to business travelers with in-room workspaces, and the hotel will target the Logan International Airport hotel market, DiGangi said.
Waterfront Square spans 9 acres of surface parking lots between the transit station and Revere Beach Boulevard.
The first phase, the 194-unit Vanguard at Waterfront Square apartment complex, opened in May. Dedham-based Upton & Partners and Boston-based TA Realty are developing 650 Ocean, a 230-unit luxury rental community now under construction. The master plan calls for up to 900 residential units, shops and restaurants, offices and the hotel.
Construction of a new 7-story MBTA parking garage and multi-modal center in 2012 laid the groundwork for the parking lots to be developed.
Transit-friendly parcels along the MBTA’s Blue Line are attracting renewed interest from developers. Boston-based Redgate has begun permitting for a 240-unit apartment complex and 130-room hotel at 205 Revere Beach Parkway, the former site of a Shaw’s supermarket.
